The Initial Stages
Once you have made the decision to buy a home you will be provided with a Contract for Sale setting out the terms of your transaction. All you have to do is refer the Contract to us at MLG Conveyancing. We will take it from there.
Pest and Building Reports and Strata Reports (if applicable)
MLG Conveyancing can arrange pest and building inspections (which are strongly recommended) on your behalf an the professional pest or building inspector will prepare a full report for your review with regard to the property you are proposing to purchase. Further, if you are purchasing a strata property, MLG Conveyancing can arrange a strata inspector to go through the records for the strata plan and prepare a full report on the same for your review. Please mention that you would like these reports to be ordered on your behalf when you call.
Stamp Duty
Stamp Duty is a State Government Tax which purchasers are required to pay on the purchase price of their property. Stamp Duty must be paid after exchange of Contracts and before or on settlement.

First Home Purchase
If you are a first home buyer and you are entitled to the Federal Governments' First Home Owner's Grant and the State Governments Exemption or Concession from Stamp Duty, we will arrange for you to complete necessary applications to ensure that you obtain benefit from both of the schemes.
